We like to start our listing appointments by having the homeowner take us for a tour around their home. We do this to make note of any special areas, upgrades and features, and to evaluate what could be done (if anything) to get the home looking its very best for potential buyers. Whether that means painting the walls a neutral color to give it a clean, simple look that appeals to more potential buyers, or replacing old carpet and decluttering/depersonalizing the home.

First impressions are everything and that is true when house shopping. Potential buyers will see your home's pictures first and that can play a role in whether they choose to tour your home in person or not. That is why high quality photos that showcase your home's best features and from the best angles is so crucial. We make sure that our listing photos highlight what we see as a selling features. We find that the better the photos look, the more traffic our sellers get which can lead to receiving multiple offers for your property.

 

 

Knowing the market specific to your home is important in pricing your home, as well as marketing it to its fullest potential. Your Realtor should know your neighborhood, the surrounding neighborhoods and how they compare with yours, local amenities, and more. Having a realtor who knows your neighborhood well, will allow them to effectively market features, like pools and parks within walking distance or the school district the home is located in - all things that are critical components in a buyer’s home search, which make them critical to call out in your marketing efforts. Another key aspect of having an experienced realtor is gaining access to their network. Allowing them to reach out to their realtor database directly to drum up interest in your home.
